What time is check-in and check-out?

Do you offer early check-in or late check-out?

Early check-in is sometimes possible and when it is, we'll normally confirm this with you 24 hours before arrival. Late check-out is much harder for us to offer — because bookings can come in right up until midnight the night before arrival, our housekeeping has to be scheduled in advance, which leaves little flexibility to extend a check-out. Nothing beyond standard times can be guaranteed, but if you'd like to ask, please get in touch with us directly.

What's the minimum stay?

Our standard minimum stay is 2 nights midweek, with longer minimum stays required over peak season, holidays and weekends. The Pool House requires a minimum stay of 3 nights during pool heating season (May to September).

How many guests can each property sleep?

Accepted Answer

Kingfisher Lodge and Sparrowhawk Lodge each sleep 2, Red Kite Lodge sleeps 6 and The Pool House sleeps 4.

Can babies or young children stay?

Yes. Kingfisher Lodge and Sparrowhawk Lodge each welcome 1 child under 2 years old at no additional charge. Red Kite Lodge and The Pool House each welcome up to 2 children under 2 years old at no additional charge.

Is there WiFi and parking?

Yes — free super-fast WiFi and free on-site parking are included at every property.

Are the hot tubs private?

Accepted Answer

Yes, every lodge and The Pool House has its own private hot tub, exclusively for your group's use during your stay.

Do the lodges have a sauna?

Kingfisher Lodge and Sparrowhawk Lodge each have an exclusive private sauna in the ensuite bathroom. Red Kite Lodge and The Pool House DO NOT have a sauna.

Can I use the swimming pool if I'm staying in one of the lodges?

Accepted Answer

No, the swimming pool is reserved exclusively for guests staying in The Pool House. If you've booked one of the lodges as part of a group booking that also includes The Pool House, everyone across your group is welcome to use the pool — but the swimming pool isn't available to lodge-only bookings.

Is a cleaning service included during my stay?

A daily maid service isn't included as standard but can be arranged at an additional cost — just ask us in advance.

Do you allow dogs?

We allow a maximum of 2 well behaved dogs per lodge. There is a one off pet fee of £20 per dog, per stay.

Is smoking allowed?

Accepted Answer

Tobacco smoking isn't permitted inside any of our properties, but is allowed in outside areas, where ashtrays are provided. Cannabis of any kind is not permitted anywhere on the property, including outside areas, regardless of legal status or prescription — any cannabis use or possession will result in immediate eviction from the property without refund. A £200 deodorising and cleaning charge applies if smoking or residual smoke is detected inside a property.

Do you have a drugs policy?

Yes — we operate a zero-tolerance policy on illegal drugs, consistent across the whole of Upper Farm Henton. This includes cannabis, which remains illegal in the UK for recreational use regardless of legality elsewhere. Anyone found in possession of or using illegal drugs, including cannabis, will be required to leave immediately without refund.

Can I host a party or event at the property?

No — parties and events aren't permitted at any of our properties. We also ask that noise is kept to a minimum during quiet hours, between 11pm and 8am.

What's your cancellation policy?

Accepted Answer

Cancel more than 28 days before arrival and you'll receive a full refund. Cancellations within 28 days of arrival are non-refundable. A 30% deposit is taken at the time of booking, with the balance due 28 days before arrival. Bookings made within 28 days of arrival are payable in full at the time of booking.

Is there a security deposit?

Accepted Answer

Yes, a refundable security deposit of £200 is required before arrival, returned within 7 days of departure provided the property is left undamaged, clean and smoke-free with all charges settled.

How far in advance should I book?

With just four properties across The Chiltern Lodges and The Pool House, availability is limited and books up quickly, especially at weekends and during peak season — we'd recommend booking as early as you can to avoid disappointment.
